Is there an application fee?
Yes, there is a non-refundable application fee of $75.00 at the time of application. This is non-refundable under any condition once we have started processing your application.

Does everyone have to submit an application and pay the fee?
Yes, every occupant over the age of 18 will need to submit and application along with paying the required fees and submitting supporting documentation, no exceptions. -
Do you run a credit report and background check?
Yes, we run both a credit check along with a national eviction and background check at the time you apply. -
What information do I have to submit?
Generally, you are required to submit 2-3 months of paystubs and/or bank statements, a copy of your driver’s license or government issued ID among contact information for employment, previous residence, references, etc. -
Can you hold a property before I apply?
The best way to secure a home is to apply quickly. We cannot hold a home for you. -
I am a renter because my credit isn't the best. Does that mean I should not apply?
We understand that many renters are “credit challenged”. The most important criteria is that you have a solid income that exceeds our 2.5- 3:1 income to rent ratio. If everything else on your screening comes out positive, with the exception of credit, we may be able to work with you by increasing your security deposit. -
What age do you have to be to rent a house or apartment?
A tenant must be at least 18 years of age to apply for a rental and may be required to have a co-signer/and additional security deposit on the lease depending upon your employment, credit history, and other factors. -
When is the security deposit and first month rent due?
The security deposit and the first month of rent are due prior to moving into the property. A deposit equivalent to 1 month’s rent will be required in the form of a cashier’s check made payable to “Central Florida Real Estate Management” within 72 hours of application approval. This will be applied as your first month’s rent at move in. The security deposit must be in the form a separate cashier's check made payable to “Central Florida Real Estate Management” and submitted to the office prior to moving in and receiving keys to the property. -
How much is the security deposit?
The security deposit is a minimum of 1 month’s rent, additional deposit may be required depending on the applicant’s screening criteria or specific property requirements. -
What if I decide not to move in after the deposit is paid?
If you do not move into the property after the deposit has been paid to hold the property off the market, you will not receive a refund as the deposit is non-refundable. -
How long does it take to process my application?
Generally, it takes 2-3 business days to process applications if they are submitted with all required documentation and references. -
How do I pay my rent?
Tenants have several options for making their monthly rent payments. You can pay conveniently online in your tenant portal. There you can set up direct debit or pay with a credit card. We can also provide you with a bar code to pay cash at any 7-eleven store, or you can drop a certified cashiers check made payable to “Central Florida Real Estate Management” to our office. -
When is my rent due?
Your rent is due on the 1st day of each month and considered late on the 2nd day of the month. Please refer to your lease agreement regarding late charges for any past due rent payments. -
How much notice do I need to move out?
A minimum of 60 days notice is required to vacate. If you are vacating prior to your lease end date, you will be responsible for the full rental amount for the duration of the lease period or until the property is leased again, as well as an early termination fee of at least one month’s rent. We will not start advertising the property or trying to secure a tenant to move into the property to lessen your financial responsibilities until this fee is paid. -
Can I use my security as last month's rent?
No, you must pay your last month’s rent. Security deposits are for damages beyond normal “wear and tear” within the property and any other agreed to move out charges in your lease. If there are no issues, the deposit will be refunded back to you within 15 days. If there are damages or security deposit claims, you will receive the excess within 30 days. -
What if I have to break my lease?
Your lease is a legally binding contract. You are responsible for all costs associated with the property until it is re-rented to include the monthly rental amount. You will also be charged an administrative/leasing fee of at least one month’s rent to cover the cost to advertise and secure a new tenant. That being said, we will do our best to have the property re-rented as quickly as we can once the fee is paid...but until then we need to ensure the breaking of the lease does not negatively affect the owner.
